As Barton Malow continues to expand its presence in the Charleston market, we are seeking an experienced Senior MEP Project Manager to lead the planning, coordination, execution, and delivery of complex mechanical, electrical, plumbing, fire protection, and low-voltage systems across our projects.
This role serves as the primary leader for MEP strategy from preconstruction through closeout, partnering closely with owners, designers, trade partners, and field operations teams to deliver high-performing building systems that meet quality, schedule, budget, and safety objectives. The ideal candidate brings deep expertise in building systems, MEP coordination, procurement, commissioning, and operational readiness.
KEY RESPONSIBILITIES
MEP Leadership & Preconstruction
- Lead MEP design management and coordination efforts during preconstruction and project execution.
- Collaborate with owners, architects, engineers, and trade partners to develop cost-effective building system solutions.
- Review design documents for constructability, completeness, and potential coordination conflicts.
- Support estimating and procurement teams with budgeting, value engineering, and subcontractor buyout activities.
- Develop MEP scope packages and participate in subcontractor evaluation and award recommendations.
- Facilitate design-assist and design-build MEP delivery strategies where applicable.
Building Systems Coordination
- Lead interdisciplinary MEP coordination efforts utilizing BIM/VDC technologies.
- Manage coordination of mechanical, electrical, plumbing, fire protection, controls, and low-voltage systems.
- Facilitate clash detection reviews and resolution of system conflicts.
- Ensure integration of all building systems with project schedule, logistics plans, and operational requirements.
- Drive collaboration between field operations, engineering, and trade partners throughout project delivery.
Project Execution
- Monitor MEP construction activities to ensure compliance with project requirements, specifications, safety expectations, and quality standards.
- Partner with Superintendents and Project Teams to proactively resolve field challenges impacting building systems.
- Oversee equipment procurement, material tracking, startup planning, and installation sequencing.
- Support commissioning activities and ensure seamless transition from construction to owner occupancy.
Cost & Schedule Management
- Track and manage MEP budgets, forecasts, contingency utilization, and change management processes.
- Identify project risks and develop mitigation strategies to protect schedule and cost objectives.
- Review monthly cost projections and validate financial performance of MEP scopes.
- Collaborate with project teams to maintain schedule milestones and turnover requirements.
Commissioning & Closeout
- Lead MEP turnover, startup, testing, balancing, commissioning, and owner training activities.
- Ensure timely completion of punch list items and system documentation.
- Coordinate closeout requirements including O&M manuals, warranties, as-built documentation, and regulatory approvals.
- Support final building readiness and client satisfaction initiatives.
Business Development & Client Relationships
- Serve as a trusted advisor to clients regarding building systems strategy and project execution.
- Participate in pursuit efforts, proposal development, interviews, and client presentations.
- Support Barton Malow's continued growth throughout the Charleston and Southeast markets.
REQUIRED KNOWLEDGE, EDUCATION, EXPERIENCE, SKILLS & ABILITIES
- Bachelor's degree in Construction Management, Engineering, Architecture, or a related technical discipline.
- 10+ years of experience managing MEP scopes within large-scale commercial construction projects.
- Demonstrated experience leading mechanical, electrical, plumbing, fire protection, and low-voltage systems from preconstruction through commissioning.
- Strong understanding of MEP procurement, design coordination, commissioning, and turnover processes.
- Experience utilizing BIM/VDC tools to support system coordination and project delivery.
- Knowledge of healthcare, higher education, life sciences, industrial, mission-critical, or other complex building environments preferred.
- Experience with Procore and other construction management platforms preferred.
- Exceptional leadership, communication, relationship-building, and problem-solving skills.
