Position Summary

Barton Malow is seeking an MEP Project Manager for a mission critical project near Philadelphia, Pennsylvania. This is a full-time, on-site role based at the jobsite.

The MEP Project Manager owns the mechanical, electrical, and plumbing package end to end, including cost, schedule, procurement, buyout, and subcontractor performance. On a mission critical project the MEP package carries the technical risk and the critical path: electrical distribution, switchgear, uninterruptible power supply systems, generators, and mechanical cooling are what the facility is built to house, and their equipment lead times set the schedule everyone else works backward from.

This role carries the package through startup, Levels 1 through 5 commissioning, and integrated systems testing to a successful turnover. It requires real technical depth, credibility with vendors and trade partners, and disciplined coordination with the civil, structural, and architectural package and all owner furnished, contractor installed scope.

Key Job Responsibilities

  • Owns cost, schedule, buyout, and subcontractor performance for the mechanical, electrical, and plumbing package end to end.
  • Manages long lead equipment procurement, including switchgear, generators, uninterruptible power supply systems, chillers, and air handling equipment, and holds vendors to submittal, fabrication, factory witness testing, and delivery commitments.
  • Drives the commissioning plan from Level 1 through Level 5, coordinating factory acceptance testing, component verification, startup, functional performance testing, and integrated systems testing with the commissioning agent and the owner.
  • Coordinates the MEP package with the civil, structural, and architectural scope and all owner furnished, contractor installed equipment, resolving embeds, sleeves, pathways, pads, and rigging sequences before they become field issues.
  • Manages the electrical distribution and mechanical cooling scope with enough technical depth to interrogate submittals, single line diagrams, and sequences of operation rather than simply routing them.
  • Oversees the procurement process and bidding strategy, develops work scopes, organizes pre-bid meetings, and evaluates bids after submission.
  • Leads change management for the package and defends a position with the owner using facts and documentation rather than posture.
  • Facilitates coordination meetings with the project team from preconstruction through closeout, including MEP coordination and clash resolution with the modeling team.
  • Manages the general conditions budget, conducts cash flow analysis, and monitors project costs to protect profitability.
  • Supports the Superintendent on owner issues and subcontractor communications, enforcing the requirements outlined in owner agreements.
  • Administers the financial aspects of owner contracts, subcontracts, and purchase orders.
  • Builds effective working relationships with the owner, commissioning agent, vendors, trade partners, and Barton Malow team members.

Required Knowledge, Education, Experience, Skills, and Abilities

  • Bachelor's degree in construction management, mechanical or electrical engineering, or a related field, or equivalent field experience.
  • 5+ years managing mechanical and electrical scope on mission critical facilities. Hyperscale or colocation data center experience preferred.
  • Real technical depth in electrical distribution, switchgear, uninterruptible power supply systems, generators, and mechanical cooling systems.
  • Has carried a project through Levels 1 through 5 commissioning and integrated systems testing.
  • Proven ability to manage long lead equipment procurement and hold vendors to delivery commitments.
  • Coordinates cleanly with the civil, structural, and architectural package and owner furnished, contractor installed scope rather than working in a silo.
  • Direct, credible communicator who is comfortable in front of the client and clear with vendors and trade partners.
  • Fluent in change management, including entitlement, notice requirements, and pricing, with the ability to substantiate a position with facts.
  • Excellent organizational skills and attention to detail, demonstrated by a strong understanding of applicable contracts and legal provisions.
  • Strong management skills to effectively oversee trade partner performance, ensuring adherence to Barton Malow's quality standards.
  • Proven ability to multi-task and handle competing priorities while maintaining excellent client relationships.
  • A strong sense of urgency, with the ability to quickly assess complex technical issues and resolve conflicts effectively in a firm yet fair manner.

Work Environment

  • This is an on-site position. Full-time presence at the jobsite near Philadelphia, Pennsylvania is required.
  • Commissioning and integrated systems testing phases may require extended or off hours coverage, including nights or weekends, to support live testing windows.
  • Regular work in an active construction environment, including exposure to weather, noise, energized equipment areas, and uneven terrain, with required personal protective equipment.
