This role oversees all phases of project delivery, from preconstruction through closeout, ensuring safe, timely, and high-quality results aligned with design, budget, and client expectations. The ideal candidate is a strategic, experienced builder with a passion for leading collaborative teams on complex projects.
Key Responsibilities
Procurement
- Develop bidders lists and assess local market capabilities.
- Establish project bidding strategies.
- Distribute and track bid documents; manage solicitation and bidder communications.
- Lead pre-bid meetings and coordinate bidder questions.
- Develop detailed scopes of work and mentor others in scope development.
- Prepare front-end bid documents based on project and contract requirements.
- Evaluate bids, conduct post-bid reviews, and award subcontracts.
- Draft and negotiate subcontract agreements, including standard and specialty contracts.
Planning
- Create and manage a comprehensive project schedule.
- Develop site logistics plans in collaboration with the Superintendent.
- Prepare cash flow models and manpower projections at key project stages.
- Perform constructability reviews and identify documentation gaps.
- Review preconstruction estimates for potential scope adjustments.
- Lead project mobilization and jobsite setup.
Field Operations
- Set and uphold the project safety plan and promote a strong safety culture.
- Oversee punchlist execution and project closeout.
- Support labor relations and coordinate with field personnel and unions.
- Implement emergency procedures and ensure staff readiness.
- Manage owner-furnished equipment coordination.
- Facilitate MEP coordination and BIM workflows as required.
Cost Management
- Develop and manage the general conditions budget; provide monthly updates.
- Interpret contract terms to establish and manage non-reimbursables.
- Build and maintain trade budget structures and cost logs.
- Monitor project financials and change management processes.
- Oversee creation and issuance of cost events to trade partners.
- Support changes to owner agreements and project cash flow.
Leadership & Project Management
- Lead project team meetings and maintain clear communication across stakeholders.
- Mentor and supervise project management and jobsite staff.
- Ensure timely processing of RFIs, submittals, and project documentation.
- Maintain administrative standards for filing, correspondence, start-up, and closeout.
- Oversee interactions with code officials and final inspections.
- Support pursuit of new and repeat business opportunities.
- Collaborate with architects, engineers, and clients to maintain strong working relationships.
Qualifications
- Bachelor’s degree in Civil Engineering, Construction Management, or related field.
- 8+ years of experience in GC/CM construction management, with lead responsibility on complex projects.
- Exceptional verbal and written communication skills.
- Demonstrated leadership and problem‑solving abilities.
