Position: Project Manager

We're seeking an experienced Project Manager to lead teams through all phases of project delivery while ensuring safety, quality, schedule, and budget expectations are met.
The Project Manager is responsible for overseeing project execution from preconstruction through closeout, including procurement, planning, field operations, cost management, and team leadership. This role partners closely with superintendents, engineers, subcontractors, and design teams to deliver complex projects efficiently and successfully. We welcome both local candidates and those open to traveling to the project site.
Job Duties:
Procurement
- Develop the bidders list and overall bidding strategy, analyzing information in CPS and local market capabilities.
- Manage distribution of bidding documents and bidder tracking, including solicitation and data management within CPS.
- Organize and conduct pre-bid meetings and manage the bidder question process.
- Develop work scopes and front-end documents based on project needs and owner contract requirements, and mentor others on their creation.
- Receive and evaluate bids, conduct post-bid reviews, and write subcontracts ranging from standard orders to more complex types such as professional services or design-assist.
Planning
- Initiate setup of a complex project schedule, including activities, logic, durations, and schedule flow with little to no assistance.
- Develop site logistics plans in conjunction with the superintendent.
- Set up multi-element cash flow and manpower projection analyses at varying stages of the project.
- Prepare constructability reviews and review preconstruction estimates for potential scope gaps.
- Initiate jobsite setup, including trailer mobilization and jobsite staffing.
Field Operations
- Establish and oversee the jobsite safety plan and set the safety culture on site.
- Ensure the punchlist process is completed in a timely manner.
- Assist with labor relations with field personnel, including interactions with unions.
- Implement emergency crisis procedures and ensure staff are appropriately trained.
- Manage the owner equipment coordination process and facilitate Mechanical/Electrical overhead coordination or BIM process.
Cost Management
- Create and manage the general conditions budget, monitoring and updating projections monthly.
- Establish non-reimbursables based on contract interpretation and work to minimize their usage.
- Set up the trade budget structure in Prolog and oversee creation and issuance of cost items to contractors.
- Review budget entries and reports for accuracy, and monitor project costs and change management effectiveness.
- Assist with processing changes to the owner agreement and support job-site cash management, including job profitability and timeliness of payment.
Management
- Facilitate project team meetings and ensure RFIs and submittals are appropriately processed by the engineering staff.
- Ensure office procedures are implemented, including filing systems, correspondence formats, start-up and closeout documents, and archiving.
- Manage ultimate agency acceptance of the project, serving as an interface to code officials.
- Support business development, including seeking repeat and new business, responding to RFPs, and preparing presentations.
- Manage job relations and communication needs with the Architect/Engineer.
Qualifications:
- Bachelor's degree in Civil Engineering, Construction Management, or a related discipline.
- 6+ years of experience in GC/CM Construction Management.
- Strong verbal and written communication skills.
